The cost of housing in the UK is continually rising, and according to Statista, the average price of a home in the UK is now over £273,0001, up a staggering £20,000 from July 2021. With the market becoming so competitive, many Brits are wondering how they can make their property more attractive to potential buyers.
With this in mind, and searches for ‘what will increase the value of my home?’ up +200% in the last 12 months, leading carpet and flooring retailer, Tapi, has revealed the top five home assets that Brits said they’d increase their offer on a home for, as well as top tips to help make your home more attractive to buyers.

The most valuable areas in the home can be determined not only by their practicality, but their function as a communal area to be proud of. Tapi’s study reveals the top five assets that Brits say they’d pay more on a home for:
- A nice garden (54%)
- A nice kitchen (50%)
- Good parking/garage space (44%)
- A nice bathroom (36%)
- Lots of natural light (29%)
In the top spot was a nice garden, with over half of respondents saying they’d increase their offer on a home for this feature, followed by a nice kitchen – homeowners are likely to spend a lot of time entertaining guests in these areas. On the more practical side, just under half of the respondents said they’d increase their offer on a home with good parking or garage space, followed by a nice bathroom.
A further 26% of Brits also said they’d increase their offer on a home with double/triple glazed windows, and the largest portion (41%) were over 65.
Interestingly, just under 30% of Brits said they’d splash the cash on a home with lots of windows or good natural light, according to Tapi’s study. Natural light is an attractive feature in any home, as it opens up a space is mood-boosting sunlight. Ava Kelly, Energy Saving Expert at Love Energy Savings, says: “Natural light is essential for our wellbeing, helping our bodies produce Vitamin D, improving our circadian rhythms and sleep patterns. It helps us to focus, enables us to get more done, and even makes us happier.
Natural light triggers our serotonin to release, and is fundamental to our mental and physical health.
“For this reason, light and bright homes which have plenty of natural light, appeal to prospective homeowners and can increase the value of a property. In addition, with rising energy prices, the prospect of natural light being used as much as possible as opposed to lighting with electricity, can prove a huge saving for homeowners, natural light will further appeal to anyone looking at a home for that reason.”2
Flooring matters for a faster sale
According to Tapi’s study, 20% of respondents said they’d increase their offer on a home with carpets or flooring that didn’t need ripping up or replacing, so it may be a worthwhile exercise, if selling your home, to invest in some great value, durable options.

1. Maximise natural light
Natural light makes any space look bigger, which can be a pull-point as potential buyers may see more potential with your home. Open curtains and blinds and try to remove or reposition furniture which may be blocking any flow of sunlight from windows.
2. Make the space look clean and cosy
A big decision-maker when buying a home is whether the potential buyer could see themselves living there. Clear away any clutter, and make the space look as homely as possible by placing family photos, candles, throws, or cushions for example, around the home to make it look lived-in but still clean and comfortable.
3. Give your carpets a good clean
If your home looks dirty, it will inevitably be less attractive to viewers, even if they know they’d keep it clean themselves. A key part of any room is the flooring as it can open up a space, so give your carpets a deep cleanse to brighten up the room and show it at its best.
