We wanted to find the areas in Wales where proximity to school triggered the biggest jump in housing prices. To do so we calculated the average price difference between homes within 0.5 miles of a school and homes more than 0.5 miles away.
- Colwyn Bay is the area with the biggest price jump between homes that are close to schools and those that are not. The average price for a home near a school is 24.28% more than for a home further away from school zones.
- Pontypool comes second in the ranking with an average price difference of 12.45%.
- Pontypridd is third with homes near school costing 10.60% more on average than homes further away from schools.
- Llanelli ranks fourth, with an average price difference of 7.86%.

The schools around which house prices are the highest in Wales
A variety of factors influence the price of a property, but by exclusively looking at price premiums within catchment areas we have identified the schools and average house price within them. Only two-bedroom, three-bedroom, and four-bedroom homes were considered in this analysis, therefore excluding large mansions.
- In Wales, St Mary’s R.C. Primary School in Cardiff has the most expensive catchment area, with the average house price coming in at £595,313.
- Mayals Primary School in Swansea comes second in the rankings with the average house price around the school being £575,082.
- Newton Primary School, also in Swansea, is third, with houses in the proximity of the school averaging £569,158.

The areas with the highest premium for homes close to schools in Britain
We compared house prices near schools with the average cost of properties within each town and city to determine which areas in Britain have the highest house premiums for houses around schools.
- 79% of towns and cities in Wales were found to have higher than average house prices when located within 0.5 miles of a school as opposed to 60% in England and only 50% in Scotland.
- Interestingly, whilst the general average house price is highest in London at £776,693, near schools, homes only saw a 0.45% price increase, with a real price difference of £3,456.
Methodology
- We examined the prices of 57,708 homes in 232 cities and towns across Great Britain and London boroughs, comparing their price differences separately for 2-, 3-, and 4-bedroom homes. The price change that occurs when a home is 0.1 miles closer to a school was taken into account in our calculations.
- The final ranking was based on the average price difference between homes within 0.5 miles of a school and homes more than 0.5 miles away
- In addition, we determined which schools in our towns and cities have the most valuable properties nearby by ranking their average prices within 0.5 miles. In this section of the analysis, only two-bedroom, three-bedroom, and four-bedroom homes are considered.
- Due to this, some wealthy areas with large homes and mansions nearby schools were excluded.
- Data from Zoopla was used and is accurate as of November 2022.
It is important to note that many factors can influence the price of a property. Our analysis is focused on the location of properties within a school catchment area to determine if there are price premiums for living nearby.
