Estate agent comparison site GetAgent has released advice for homeowners intending to use the popular social media app to help sell their own homes

In recent years the video sharing platform TikTok has grown faster than any other social media giant, with niches like #FitTok, #CleanTok and #PropertyTok popping up all the time. PropertyTok, in fact, boasts almost 165 million views under its hashtag and provides property-obsessed viewers with house tours around the globe, tips on buying or selling, or just serious interior inspiration.

With rising interest rates causing turbulence within the housing market yet again, homeowners desiring a move are facing an uphill battle – either to achieve a quick and easy sale, or to secure the highest asking price they can get – meaning many are turning to new methods like #PropertyTok to help them.

While marketing a home on TikTok might be able to incite a quicker sale, or increase the number of offers on the table, homeowners should be aware of the risks, so the property experts at GetAgent have partnered with Kate Gostelow, Sales Director at North Wall Property to reveal the dangers, and share their tips and advice for doing it safely.

Kate reveals how she has seen a significant increase in TikTok being used by those looking to sell their home: “There has definitely been a huge rise in agencies using TikTok to market particular properties. Especially more interesting or extravagant ones. It’s something you see quite regularly now.”

The vast reach of video content on TikTok is why many are turning to the app to sell their homes, with the most interesting or funny videos able to rack up thousands, if not millions, of views – even if you don’t have millions of followers.

Kate explains why she thinks it’s such a great way to help people sell their homes: “The casual video style allows for the properties to be shown to their fullest potential, and in a great light – rather than looking at still images on a web listing. Agents can use eye-catching edits, and trending audios, to grab people’s attention in a way that other forms of property marketing doesn’t.

“It’s important to remember though, that TikTok won’t always be the best platform to promote certain properties. Every home and sale is different, and the perfect buyer won’t always be somebody that actively uses TikTok.”

Kate advises anyone who’s spotted a property they’re interested in on TikTok to take action straight away. With a relatively small pool of homes being marketed on the app at the moment, the ones that feature in popular videos can find themselves being snapped up incredibly quickly. She says: “Move as quickly as possible if you’ve seen a property you’re interested in. Often agencies will upload these videos as a ‘teaser’, before the property actually goes live. So find out which agency is selling the property, and give them a call as soon as possible to register your interest and request a viewing. Strike while the iron is hot, and get in there as early as possible!”

With so many house-sellers turning to TikTok to try and market their homes, the property experts at GetAgent have shared their top tips on how best to capture your home in a minute or less…

  1. Show your personality
    The best content on TikTok is generally relatable and genuine, so showing off your home with an added injection of personality is a great way to attract potential buyers.

  2. Keep it short and concise
    Research has previously suggested that the average viewer’s attention span is just eight seconds, so try to pique their interest immediately, and don’t lose it by taking too long to show them the most interesting parts of your home.

  3. Pick out the highlights
    With the viewer’s attention span in mind, choose the best bits of your home to feature in your video. Any unique selling points like beautiful design features or landscaping will go far in capturing a potential buyer’s attention.

  4. Be mindful of privacy
    It’s easy to forget that a letter on the fridge may have personal or identifying information on it, so go over your home before filming to ensure that private documents are hidden. Also ensure that you’re not exposing too many expensive gadgets either, as this could compromise you or your home’s safety.

  5. Don’t lie
    While every seller wants to show their property in its best light, it’s important to remember not to mis-sell your home, and vital that everything you say in the video is accurate.

  6. Be communicative
    If you choose to showcase your home on TikTok, ensure you’re directing any potential buyers to the correct listing as easily as possible. You don’t want someone to fall in love with your home, if they cannot find the listing and contact the agent selling it straight away. Respond to any enquiries or comments as swiftly as you can.

  7. Use an estate agent
    While filming a tour of your house can be a fun way to attract some further interest, it’s highly recommended that you use a professional to actually sell your home. With many legal and financial ramifications, an estate agent can help guide you through the process swiftly and calmly, helping to avoid any mishaps.

Colby Short, CEO and co-founder of GetAgent comments: “There’s no denying that more and more house-sellers and estate agencies are using TikTok to market properties – something we never could have foreseen around 10 years ago. Using TikTok is a great way to reach a younger demographic who are spending lots of time on social media, and who may not have found listings otherwise. In the average house search, many younger house-buyers will be spending two hours plus on social media, but only a fraction of that time on a property search site. This is why TikTok is increasingly being used by those who want to achieve a quick sale – and no doubt will play an even bigger part in the selling process in years to come.

This being said, anyone considering sharing their property online should also ensure that they’re marketing their property on other channels. This is because the ideal buyer might not be someone who uses TikTok, so sellers must ensure they’ve covered all bases. While it might be tempting to try and go solo, and sell your house via TikTok without the assistance of an estate agent, I would highly recommend against doing this. Having a professional to guide you through the process of negotiating and accepting an offer, and seeing you through a sale, will help to reduce the risk of anything going wrong and take some of the work off of your plate during an already stressful time.”
