A consultation is to start soon on planning guidelines for affordable housing in Pembrokeshire.
Pembrokeshire County Council is to consult on a revised Affordable Housing supplementary planning guidance document.
It provides guidance on the way in which the affordable housing policies in the Council’s adopted Local Development Plan (LDP) will be implemented.
The consultation opens on Wednesday, May 20th and continues until Thursday, 2nd July.
The main changes introduced by the document are to clarify that the Council will prioritise the delivery of social and intermediate rented properties where Affordable Housing is required on open market sites as a planning obligation.
The document also establishes the Council’s preferred options where on-site provision of rented Affordable Housing cannot be delivered.
It sets out the level of information that a developer should provide with a planning application, particularly in cases where viability testing is requested.
It also amends the cascade approach for the marketing of Affordable Housing properties and clarifies that only social or intermediate rented properties can be developed on exception sites.
The percentage requirement for windfall development in settlements with housing allocations is also amended for some communities.
Copies of the guidance document are available on the Council’s website www.pembrokeshire.gov.uk/planningunder ‘LDP Supplementary Planning Guidance’.
From May 20th, the documents are also available in hard copy format at local libraries and information centres, and at the Council’s customer service centres in Haverfordwest, Pembroke Dock, Fishguard, Milford Haven and Neyland.
To comment on the proposals, a consultation form has been provided and is available online at www.pembrokeshire.gov.uk/haveyoursay from 20th May.
Alternatively, please email ldp@pembrokeshire.gov.uk or write to Development Plans, County Hall, Haverfordwest, SA61 1TP.
Any queries should be directed to the Development Plans Team at Pembrokeshire County Council.
All comments must be received by 5pm on 2nd July 2015.
