This sale follows the successful sale of Tedsmore Lodge Farm, located in Oswestry. The delightful three bedroom detached period property is situated within the rural village of West Felton, Oswestry, and was once part of the wider Tedsmore Hall Estate.
To suit the purchaser’s needs there was also the option to include a number of agricultural buildings, a 3.4 acre paddock and a portion of the surrounding woodland, all of which were requested to be included within the sale. The sale price was negotiated to incorporate these additional aspects.

“During negotiations, the prospective and successful purchasers wished to erect an agricultural building within the grounds, and the viability of this was to determine the sale. We liaised with a planning consultant, whose details we passed on to the prospective purchasers. They submitted a pre-application, which was successful and the sale was achieved.
“The property had previously been marketed with another agent who was unsuccessful in selling the property. As it was in Derbyshire, this did stretch our reach. However, we were delighted to have achieved this sale while going the extra mile to ensure the property matched the purchaser’s wish list.
“Tedsmore Lodge Farm sold off market, and we were delighted to achieve a very quick sale. As part of the sale, tenancy agreements were implemented on the land, with a lease on an agricultural building. An assured shorthold tenancy was also applied to the house and a farm business tenancy granted on the land.
“We pride ourselves on our expertise with managing the sale of rural and village properties, and the sales of Birchwoodmoor House and Tedsmore Lodge Fam were no exception. Crucially, both buyers benefitted from the ‘stamp duty holiday’ which was in place in England. This made a big difference for the purchasers to be able to purchase the additional land and buildings with their new homes, allowing for plenty of scope for further growth.”
