The housing market has been going strong both for the property managers and property owners. However, according to experts, the ones who require housing, are divided into two groups: the haves and the have-nots. Today, there is no sufficient housing for the have-nots.  

The obvious causes

The sudden pandemic outbreak has resulted in financial stress for several households. And Maxwell Drever says that despite the government help, a huge section of the lower-income people fell behind the housing payments. Also, there are pending housing affordability problems triggered by natural disasters and economic turmoil that displaced people and damaged homes.

Today, the states are building on what existed before. So, was there any such crisis in 2019? The answer is yes. Generally, if a median household requires to spend more than 30% of the earnings on rent, there are rental pressures. And that ratio suggested rental pressures in several metros. It’s also essential to consider the income ratio to the median home costs. It differs by the metros, indicating that purchasing a single-family house is beyond the reach of many households.

The reasons branch from various factors. The minimized housing supply results from delays in specific permits, lack of labor in the construction industry, and rental controls in the big cities. And even though the supply is sufficient in most US markets, the minimized supply at specific affordable costs is visible in the western and northeast parts of the United States.

The affordable housing demand

According to Maxwell Drever, some prominent US-based markets are under inflationary and supply pressures due to the pandemic outbreak. The demand for high-end affordable housing is very high, irrespective of the country’s rural, suburban or urban parts. And that has made it increasingly challenging and costly to develop and function such communities.

Even though the lumber costs have gone down, the costs for other commodities are high, and the availability is less. Additionally, commercial real estate is witnessing a continual labor issue as the developers can’t get the people they require. And the country is also witnessing a home construction shortage.

Today, several operators and owners struggle for overcoming the increased operating costs. At times the builders double the labor and material cost. It is unlikely that the wage worth will carry on to the predictable future as employers compete for the restricted worker’s pool. The organizations need to manage such challenges until the shortage gets balanced, which will require more time. However, beyond all these situations, there is yet another force depicting housing creation where its urgently required.

Finally, there is ample opposition owing to the distaste for the density. And it might place pressure on the school systems. There might be pressure on the traffic which is terrible. There might be water pressure. And in the background, people are also fearing the change because everyone wants things to stay the same. And till such time the country and industry address these factors, the crisis for affordable housing will increase.
