The Festive Street Names Increasing Property Value by Thousands

It’s the time of the year when Christmas has taken over everything. But have you ever thought that Christmas could boost the value of your property?

With more than 170 Christmas-related street names in the UK, the in-house experts at HeatingForce.co.uk utilised Zoopla to find out which festive street names could increase a property’s value. 

The Most Valuable Festive Street Names

It turns out that if you live on a street with the name ‘Toy’ included, your house value could be bagging a few extra pounds with the average house price on these streets valued at £660,798. This is more than twice the value of an average UK home which is £272,249.

‘Tinsel’ related street names rank second. Houses located on streets with this festive name were valued on average at £283,458. If your home is lucky enough to feature in one of the streets with this festive name, then you could see an increase of a staggering £90,645 compared to the UK average.

Frosty‘ places third, with properties on average in the UK valued at £356,696 on streets containing this word. The value of properties located on streets holding this Christmas-related name could increase by £70,479.

The Festive Street Names Decreasing Value

Homes located on a street with ‘Elf’ as part of the street name are valued £240,152 less than the average UK property price (£530,940). 

Homeowners living on a ‘Cider’ related street name will see the second lowest value depreciation of £146,029 compared to the average property price of £302,846.

And who would have thought ‘Presents’ were unlucky, but the research showed that homes on streets with ‘Presents’ as part of the name will be valued £145,406 less than the average property price in the UK, which is £173,303.

Methodology

  1. HeatingForce.co.uk sought to discover the festive street names across the UK that could increase the value of a person’s property.
  2. A comprehensive seed list of all Christmas-related street names in the UK was compiled, utilising Streetlist.
  3. Only two-word street names were taken into consideration.
  4. Following, Zoopla was used to find the average house price of each of the streets (average of all houses on the street), as well as the average price for the respective town and county for each street.
  5. Data for average house prices by regions within England was obtained through Gov.uk, while average house prices by region within Northern Ireland, Scotland and Wales were obtained through Zoopla.
  6. Once all data was collected, the average house price values at town, county and region levels were compared, in order to discover whether festive streets were valued higher or lower than average. All streets were then ranked accordingly.
  7. All data was collected on 24 November 2021 and is subject to change.
