Tiling Home Improvements to Boost Chances of Selling Your House

With the current economic climate and housing market, Tile Warehouse has conducted a survey to assess the attitude of potential buyers toward the connection between aesthetics and value, and whether members of the UK public would offer more than the asking price for certain visual features that suit their tastes.

Here’s what the data reveals:

  • Almost half of the respondents (47%) agreed that the aesthetic of a home is one of the most important factors when purchasing
  • 44% of the UK would offer under asking price if a property included aesthetic features that weren’t to their taste 
  • Nearly 30% of people believe tiling would add value to their property, with 55% agreeing that certain tile patterns or styles would increase the likelihood of them purchasing a property
  • 31% of UK residents feel that the style of tiling used matters when searching for a home

When it comes to aesthetic and home value, almost half of those who own with a mortgage were the most likely to decorate their house in a style they love even if it negatively affects home value (48.68%), however, they are also the most likely to modify the style of their house prior to selling to increase home value (51.76%). 

Almost half of the respondents (46.56%) in our home value survey stated that a home’s aesthetic is one of the most important factors when purchasing.

Almost 40% of the UK keep home value in mind when decorating their house, whilst 31% believe that tiling would increase the value of their property.

On average, respondents would pay an average of £7,500 more for some specific tiling variations present in the property. This included herringbone tiles (£8,102.46), statement tiling in the kitchen (£8,049.35), statement tiling in the bathroom (£7,722.35), tiled floors (£7,668.65) and marble effect tiles (£7,549.06). All of these features were ranked as ones that respondents would pay more for over bifold doors, a skylight, a fully integrated kitchen, indoor/outdoor living, solid wood floors and even a home office space. 

It turned out that the areas favouring marble effect tiling were Greater London (30.12%), Northern Ireland (28.81%) and Wales (22.68%), with respondents in these locations saying they would be more likely to purchase a house that had this feature. 

The survey also found that 44.31% of people would buy a house if the features weren’t to their taste, however, would offer less than the asking price. When it came to the colours used throughout a property, 27.15% claimed that the colour of the walls in a home affects their decision to purchase.
