Seven things that increase the value of your home

Homeowners are being advised of features in the home which could help raise its value.

The experts at Pergolux UK have shared seven things buyers and sellers should keep in mind when considering the value of a home.

Those who are looking to sell or are on the hunt for their dream home should familiarise themselves with the features and changes to make a house more valuable.

Spring is considered the best time to buy and sell a house*, making now the perfect time of year to spruce up homes and increase their appeal.

The experts have shared how adding extra living spaces through extensions and well-designed gardens can enhance a home.

For other inexpensive upgrades they suggest changing fixtures in kitchens and bathrooms, upgrading appliances and moving towards a smart home.

Sam Stevens from Pergolux UK said: “Lots of homes seem to go on the market during spring making it a great time to buy.

“For those looking to sell it may seem like you’re better off putting your house on the market at a quieter time of the year but the truth is, not many people are looking to move in the winter months.

“That’s why this time of the year is great to get started on projects that will increase the value of your home. Things like upgraded kitchens, extra living space and parking are all things that can add value.

“Buyers should also familiarise themselves with the features that can increase the value of a home. Understanding the upgrades they can make means a smart investment.”

Seven things that increase the value of a home:

Curb appeal

The front of your house can create a lasting first impression. Having a clean and tidy space can make a huge difference. Consider using the jetwash to clean your driveway, front door and any discoloured bricks. It’s also worth upgrading or cleaning house numbers or name plaques. Adding some greenery and outdoor lighting will also help your home look well-kept.

Extensions and conversions

Extensions and conversions create more space in the home which can increase its value. Converting lofts or garages into useful spaces such as home gyms or offices is a great way to utilise space and add value. A wall-mounted pergola or veranda is another way to increase the space in your home and its value by adding a place to congregate both indoors and outdoors.

Increase garden appeal

A well-kept garden can add value to a home if it serves as another space for entertaining and relaxing. Pair neat planting, boarders and a tidy lawn with a functional patio space. This can include decking, a pergola or a summerhouse that can be used as another ‘room’.

Parking

Adding a driveway or enhancing the space on an existing driveway can be really appealing to potential buyers especially if your home is in an urban area. You may also want to consider adding an EV charger as electrical vehicle ownership increases. Homes with EV charging points have sold for 13% more than the local average in the past**

Smart homes

Smart homes are becoming increasingly appealing and features such as smart heating, lighting and security systems can make a home more modern and tech-savvy.

An upgraded kitchen

The kitchen is considered the heart of the home and is an important factor for buyers. There are some clever ways to upgrade your kitchen without having the whole thing replaced. Consider upgrading taps and fixtures for a more modern feel, brighten up the space with a fresh coat of paint, update appliances for a cohesive look or consider changing your backsplash. All of these solutions are much cheaper than replacing the entire kitchen.

Fresh bathrooms

Fresh and clean bathrooms are also a big selling point so it’s worth spending some time giving these a deep clean and regrouting if needed. Again, upgrading fixtures and giving the space a fresh coat of paint can make a huge difference. You may also want to consider replacing shower screens for a clean look. Adding small decorative touches such as plants, candles and matching dispensers will also help elevate the space.
